What Our Maintenance Involves:

Heating System (Furnace):

Inspect and calibrate thermostat
Check filter
Inspect heat exchanger for cracks
Clean burners and pilot
Lubricate all bearings as needed
Check for gas leaks
Inspect belt and adjust tension
Inspect flue and draft diverter
Check and cabibrate fan control
Check and calibrate gas pressure
Inspect wiring for damage
Tighten all electrical connections
Test all safety controls
Check voltage and amperage to motors

Cooling System (Air Conditioner):

Lubricate all bearings as needed
Check filters and replace as needed
Check refrigerant charge
Check belt and adjust tension
Inspect unit for possible refrigerant leaks
Check all safety controls
Check and tighten all electrical connections
Check evaporator coil
Check for proper operation of expaandevice
Clean condensate drain
Clean condenser coil of dirt and debris
Inspect contactors
Inspect wiring for damage
Check voltage and amperage to motor and compressor
Cycle unit and test for proper operation

Silver Level:

Check operational controls
Operational check
Check temperature rise through the appliance
Visual inspection of heat exchanger
Check and record carbon monoxide levels
Check and record gas operating pressures
Check and record flame signal strength
Check motor electrical draw
Visual chimney or venting inspection

Gold Level (All Silver Plus):

Check operation of thermostat
Lubricate pump, fan and motor bearings as required
Check motor amperage (blower motor)
Check gas pressure on furnace
Check condition, tension and alignment of fan belt & make adjustments if necessary
Check operation of ventor blowerClean burners and visually set for proper combustion and ignition
Examine vent connector
Inspect venting system
Check pilot and ignition system (including HSI)
Clean pilot if required
Check gas pilot safety system
Visual check of gas piping to furnace
Check pressure switches and power vent system
Check air filters and instruct customer on filter maintenance
Inspect ventilation/combustion air space
Inspect air cushion tanks and supports
Attach sticker to indentify heating fuse circuit on electrical service panel
Check operation of vent damper
Check condition of condensate line and flush

Platinum Level (All Silver and Gold Plus):

Clean the blower and inspect & clean the heat exchanger
Provide customer with 6 month supply of furnace filters
Perform precision tune-up
